Guide to buying a plot of land

After you have made the choice of the plot taking into account your needs, your wishes and your financial possibilities, the next steps to be taken to buy the plot are the following:
- Commissioning a lawyer to check the title deeds of the property.
- Assignment to an architect-engineer to check whether the parcel or plot of land can be built on and to draw up the topographical plan.
- Conclusion of a private agreement between the two parties (buyer / seller) to withdraw the property from the market.
- Choosing a notary, finding the objective value of the property and setting the date of the final contract.
Expenses for buying and selling property

The costs for buying and selling your property are:
- Engineer's fee (seller):
For checking the construction conditions of the plot and drawing up a topographical plan. There is no set minimum prescribed fee and it is set on a case-by-case basis. - Solicitor's fee:
There is a minimum prescribed fee in the Solicitors' Code. The fee is paid on the same day as the signing of the contract and is attributed to the bar association.In addition to the above, you will pay for the costs of checking the titles and the costs of transferring to the mortgage registry. - Notary fee:
(Buyer) For the purchase of a property you will pay 1.20% of the value stated in your contract. Real estate agent fee: To buy or sell your property you will pay approximately 2% of the final agreed price. - The payment of the real estate agent:
Is made with the signing of the final contract or half with the signing of the preliminary agreement. - Tax charges:
Transfer Tax (VAT) or Value Added Tax (VAT) or Automatic Surcharge Tax (VAT) Caution: Only work with legitimate real estate agencies that are controlled by the Chamber of Commerce and the association of real estate agents in the area to avoid unpleasant surprises.Do not sign more than one order for the same property.
